From affordable to unattainable: The struggle for housing in Texas



The North Texas real estate market has seen a significant increase in population and economic activity in recent years, leading to escalating real estate values and competition for available properties.

Property investors and entrepreneurs have been drawn to Dallas’ real estate sector, seeking to convert residential units into short-term accommodations such as Airbnb and VRBO. However, the growing demand for real estate has resulted in a decline in housing affordability, and local residents are now pushing for an ordinance to prohibit owners from turning their properties into Airbnb-like rentals in residential areas within Dallas’ limits.

The Texas real estate market is also experiencing a similar crisis, with escalating housing costs rendering it increasingly unaffordable for many potential residents. Texas’ affordability, favorable tax conditions, and cost of living have traditionally been the foundation of its enviable reputation. However, the relocation of major corporations to Texas, particularly those from California, has led to an influx of newcomers, exacerbating the problem.

According to Steven Pedigo from the LBJ School of Public Affairs, escalating housing costs mean that residents and the workforce will require different payment structures, which will change the dynamics of business attraction in Texas. This situation is particularly pronounced in major Texan cities such as Austin, Dallas, and Houston, which now rank among the least affordable metropolitan areas in the United States.

To address this housing crisis, a team of researchers has conducted an in-depth analysis and identified five critical areas that require attention. Firstly, the team highlighted the need to revise local regulations to facilitate swifter construction of new housing units. Secondly, the study points out the inadequacy of funding dedicated to affordable housing projects, urging the state to allocate more resources to the issue. Thirdly, the researchers emphasize the need to review statewide regulations that govern affordable housing programs. Fourth, the study highlights the difficulties faced by residents in accessing existing housing support, such as the Housing Choice Voucher program.

The Texas real estate market’s affordability crisis necessitates the implementation of stringent policies by the state’s governing bodies, as it has far-reaching implications for the long-standing citizens of Texas.
